You may be weighing out all of your options right now, like :
Selling your home on your own , listing with a real estate
agent, or renting out your house. These choices take precious
time, maybe more time than you have and they might even cost you
more money in the long run.
Renters not paying their rent, Realtors telling you the
prospected buyers financing fell through all the while your
making monthly mortgage payments not to mention electric, water,
taxes, insurance, and waste bills piling up month after month!
Let's look at these options one at a time.
When you list with a real estate agent, you must give them
anywhere from 2% to 6% commission.
What happens is you wait for months to sell and all the while
you have strangers by the dozens walking through your bedrooms
and bathrooms, looking at all your belongings.
Then if you do sell
you have a
50/50 chance that the buyers financing will come through.
Then they give you a list about a mile long of repairs you'll
need to make if you want the deal to close. How much would these
repairs cost? Even if you do sell, the real estate agent walks
away with a big chunk of your money.
We
do not make any of these demands, and we don't charge you any
commissions.
Well, maybe you are considering [FSBO] for sale by owner. So you
place ADS in the papers ; Put signs out on your front lawn. The
neighbors start calling because they're curious. Then if you're
lucky you might get a person to walk through your property.
What next? Do you have contracts ready? Do you have a finance
company to verify the buyer is serious? It's the buyer's job to
get a loan, not yours. Right? We've been there!
It's frustrating having a beautiful house priced to sell and not
a clue how to make it go away.... Especially when you're under
the pressure of a deadline or other stressful factors.
Maybe you figured you'll just rent your property.
Have you considered the fact that your rent may not cover your
expenses? Maybe it does cover the expenses, but what happens if
the renter feels like not paying or they leave?
You have to pay the expenses on the property while you're
probably repainting and doing work on it to re-rent it. We work
with situations such as these daily.
